We welcome connections with owners, estate representatives, brokers, and real estate professionals.

Complex challenges.
Practical solutions.
A closer look at the situations behind our acquisitions—and the work that helped move them forward.
Barnes Avenue

Family members across the country. A building in complete disrepair. An estate sale that required coordination beyond the property itself.
The challenge
The sale involved an estate with relatives living throughout the country, alongside a building in complete disrepair. Bringing the family together and navigating the estate requirements were central to moving the transaction forward.
Our approach
Alpha Group coordinated with the family and drew on its legal resources to facilitate the transaction. That work helped the family avoid a lengthy estate administration process in Surrogate’s Court for this particular sale.
The outcome
The team completed the acquisition in a clean and timely manner despite the building’s condition and the challenges of coordinating relatives across the country.
This transaction reflects its specific circumstances. Estate requirements and available paths vary by property and estate.
106th Avenue

Eight years of unpaid mortgage payments. An unresolved second mortgage. Squatters at the property. A sale that required persistence on several fronts.
The challenge
The owner had not made mortgage payments in eight years. A second mortgage that the initial title search could not locate created a title obstacle that prevented the sale from moving forward. The property was also occupied by squatters.
Our approach
Alpha Group engaged a title forensics company to locate the second mortgage and help resolve the outstanding title issue. Alongside that research, the team worked out an agreement with the squatters to address the occupancy challenge.
The outcome
Specialist title research and a negotiated occupancy agreement helped resolve the obstacles that had stood in the way of the acquisition.
This transaction reflects its specific circumstances. Title, mortgage, and occupancy issues require individual review; outcomes vary.
E 52nd Street

An estate proceeding still to navigate. Nonpaying tenants throughout the building. A property in complete disrepair. A complicated path to a completed acquisition.
The challenge
The seller approached Alpha Group looking to sell a building following his mother’s passing. During the process, the team identified that he did not yet have the legal authority needed to complete the sale. The entire building was occupied by nonpaying tenants and was in complete disrepair.
Our approach
Alpha Group helped facilitate an estate administration proceeding in court and paid for that proceeding at its own expense. The team stayed engaged through the extended process, working through the estate requirements while taking on a property with significant occupancy and renovation challenges.
The outcome
Despite the complex estate process and the building’s condition and occupancy issues, Alpha Group completed the acquisition, helping the seller move forward with a sale that could not proceed when he first approached the team.
This transaction reflects its specific circumstances. Estate requirements, funding arrangements, and transaction timelines vary.
Catlin Avenue

A nonpaying tenant, extensive disrepair, and a basement completely flooded by burst pipes. A property that called for both a practical agreement and readiness to take on substantial work.
The challenge
The property was occupied by a nonpaying tenant and was in immense disrepair. Burst pipes had completely flooded the basement, adding a significant property-condition challenge to an already complicated sale.
Our approach
Alpha Group worked out an agreement with the tenant and approached the acquisition prepared to take on the property’s substantial repair needs, including the flooded basement.
The outcome
The team reached an agreement with the tenant and acquired the property despite its extensive disrepair and flooding, demonstrating its willingness to purchase properties with serious condition challenges.
This transaction reflects its specific circumstances. Occupancy arrangements and property conditions vary by acquisition.

Behind on payments, handling an estate, or selling a property that needs work? Connect directly with Manny to discuss your situation. We also welcome company inquiries and broker introductions.
A few things you might be wondering.
Can I sell to you simply for convenience?
Absolutely. You don’t need to be facing financial pressure or own a property that needs repairs. A direct sale can suit owners who want a quick or flexible closing without listing their property, paying a listing broker’s commission, or arranging repeated public showings. We may still need access to evaluate the property. If you already have a broker agreement, any obligations under that agreement are separate.
Can I sell if I’m behind on mortgage or tax payments?
We work with homeowners in these situations and can discuss a potential purchase. The next steps depend on the property, outstanding amounts, and any applicable deadlines. Contact Manny to talk through the details.
Do you purchase estate properties?
Yes. We have a proven track record of estate acquisitions and have helped sellers navigate the legal process involved in those transactions. We work with estate representatives and their attorneys; transaction requirements and timing depend on the estate.
How quickly can you close—and can I choose a later date?
We’re prepared to move quickly when time is limited, and we’re equally comfortable working toward a later closing date that’s convenient for you. Share your preferred timeline and any deadlines when you reach out. We’ll discuss what’s possible based on the property, title, and any estate or other transaction requirements.
Do I need to renovate before contacting you?
No. We buy properties in any condition and are construction ready. You can reach out about a home needing repairs, deferred maintenance, or extensive renovation.
What types of properties do you buy?
Our focus is single-family homes and two-, three-, and four-family residential properties.
Where do you consider properties?
We buy throughout New York, with a focus on New York City, Nassau County, and Westchester. Contact us to discuss a property in another New York location.
What should I include when I reach out?
The address, number of units, your contact details, and any information about the property or your preferred timeline are helpful starting points.
Does an inquiry commit me to selling?
No. An initial inquiry simply starts a conversation. Any potential transaction would require separately agreed terms.
