Notable Transactions

Complex challenges. Practical solutions. A closer look at the situations behind our acquisitions—and the work that helped move them forward.

Barnes Avenue

Bronx, New York · Estate acquisition

The challenge

The sale involved an estate with relatives living throughout the country, alongside a building in complete disrepair. Bringing the family together and navigating the estate requirements were central to moving the transaction forward.

Our approach

Alpha Group coordinated with the family and drew on its legal resources to facilitate the transaction. That work helped the family avoid a lengthy estate administration process in Surrogate’s Court for this particular sale.

The outcome

The team completed the acquisition in a clean and timely manner despite the building’s condition and the challenges of coordinating relatives across the country.

106th Avenue

Queens Village, Queens · Distressed acquisition

The challenge

The owner had not made mortgage payments in eight years. A second mortgage that the initial title search could not locate created a title obstacle that prevented the sale from moving forward. The property was also occupied by squatters.

Our approach

Alpha Group engaged a title forensics company to locate the second mortgage and help resolve the outstanding title issue. Alongside that research, the team worked out an agreement with the squatters to address the occupancy challenge.

The outcome

Specialist title research and a negotiated occupancy agreement helped resolve the obstacles that had stood in the way of the acquisition.

E 52nd Street

Brooklyn, New York · Estate acquisition

The challenge

The seller approached Alpha Group looking to sell a building following his mother’s passing. During the process, the team identified that he did not yet have the legal authority needed to complete the sale. The entire building was occupied by nonpaying tenants and was in complete disrepair.

Our approach

Alpha Group helped facilitate an estate administration proceeding in court and paid for that proceeding at its own expense. The team stayed engaged through the extended process, working through the estate requirements while taking on a property with significant occupancy and renovation challenges.

The outcome

Despite the complex estate process and the building’s condition and occupancy issues, Alpha Group completed the acquisition, helping the seller move forward with a sale that could not proceed when he first approached the team.

Catlin Avenue

Roosevelt, Nassau County · Distressed acquisition

The challenge

The property was occupied by a nonpaying tenant and was in immense disrepair. Burst pipes had completely flooded the basement, adding a significant property-condition challenge to an already complicated sale.

Our approach

Alpha Group worked out an agreement with the tenant and approached the acquisition prepared to take on the property’s substantial repair needs, including the flooded basement.

The outcome

The team reached an agreement with the tenant and acquired the property despite its extensive disrepair and flooding.
